The Maintenance Technician is responsible for the day-to-day maintenance, repair, and upkeep of residential and/or commercial properties to ensure safe, clean, and well-maintained living and working environments. This role responds to work orders, performs preventive maintenance, and supports property operations by addressing maintenance issues efficiently and professionally.

Responsibilities
• Assist with and perform simple to highly diversified duties to install, maintain, and repair equipment and systems, including electrical, plumbing, HVAC, flooring, carpentry, appliances, swimming pool equipment, and grounds maintenance.
• Respond to scheduled, unscheduled, and emergency maintenance requests in a timely manner.
• Troubleshoot and diagnose maintenance issues and determine appropriate solutions.
• Perform regular preventive maintenance on machines, equipment, and building systems.
• Conduct pre-move-in and post-move-in inspections, complete corrections, make-ready work, and punch lists
• Perform post-construction and post-renovation unit inspections; complete and track punch lists; and coordinate corrections with maintenance, construction teams, and/or vendors as needed.
• Perform grounds maintenance and report defective materials or unusual conditions
• Handle all lock-outs resulting from evictions in accordance with company policies and applicable laws.
• Ensure compliance with all federal, state, and local codes related to testing, maintenance, and property operations
• Use and maintain tools, equipment, and maintenance supplies safely
• Read and interpret equipment manuals and work orders; document inspections, repairs, and materials used
• Report faulty operations and unusual conditions to the Maintenance Supervisor and/or Property Manager
• Coordinate with outside vendors and contractors as needed
• Maintain clean, safe, and orderly work areas and comply with all safety regulations.

Travel
Very limited travel is expected for this position. Limited driving to pick up supplies with mileage reimbursement.
Work Environment
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud on occasion.

While performing the duties of this job, the employee is regularly required to talk, listen, and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 25 pounds and occasionally over 50 pounds. Specific vision abilities is required by this job includes close vision, distance, color vision, peripheral vision, depth perception, and ability to adjust focus.
Preferred Education, Experience, and Qualifications
• High school diploma or equivalent required.
• Completion of a craft apprenticeship, or an equivalent number of years of education and maintenance experience.
• 2 - 4 years of maintenance experience in property management, facilities, or related field
• Working knowledge of plumbing, electrical, HVAC, and general building maintenance
• Ability to read and interpret manuals, blueprints, and safety instructions
• Basic computer skills for work order systems
• Possess a valid vehicle driver’s license and proof of vehicle insurance.
