Description

The Leasing Agent supports leasing and daily operational activities to help maintain occupancy, resident satisfaction, and the overall value of the property. This role serves as a primary point of contact for prospective and current residents and represents the property owner in routine interactions with the public. The Leasing Agent handles non-routine inquiries, maintains confidential information, and exercises independent judgment in organizing and prioritizing work within established company policies and procedures.

Responsibilities

• Maintain a positive, professional, and customer-focused demeanor in all interactions with coworkers, residents, clients, vendors, and the public, whether in person, by phone, or in writing; continuously seek opportunities to improve work processes and service quality.

• Support leasing activities for assigned properties, including responding to leasing inquiries, identifying prospective residents, coordinating with brokers or leasing representatives, and assisting to ensure units are leased or re-leased in a timely manner.

• Monitor local market conditions by analyzing nearby and competing properties to remain informed on pricing, availability, and leasing trends.

• Maintain comprehensive knowledge of lease terms, unit specifications, availability, community policies, and the surrounding area to effectively assist prospects and residents.

• Ensure accurate communication and understanding of application requirements, screening criteria, and all related leasing policies and procedures.

• Administer lease-related activities, including summarizing new leases, reviewing resident billings, analyzing lease provisions, preparing vacancy and leasing reports, and supporting compliance with lease terms and landlord obligations.

• Maintain complete, accurate, and well-organized property files and records in accordance with established systems and documentation requirements.

• Coordinate the collection and documentation of revenues in accordance with lease terms and company accounts receivable policies, including timely follow-up on delinquent accounts.

• Communicate regularly with the Area Property Manager, Community Manager, and accounting team to ensure accuracy of rent rolls, billing, and accounts receivable records.

• Manage resident relations by responding to inquiries and concerns related to maintenance requests, rent charges, lease terms, and general occupancy matters; coordinate repair and maintenance requests with appropriate teams.

• Assist with resident upgrade projects and represent ownership at promotional or community meetings, as assigned.

• Participate in team meetings to support overall property operations.

Travel

Minimal, travel may be expected for this position.

Work Environment 

This job operates in a professional office environment, and requires walking outdoors frequently. This position routinely uses computers, phones, photocopiers, filing cabinets, and other standard office equipment.

While performing these duties, the employee will primarily be in a sedentary role and regularly required to talk, hear, and see. The employee must sit, stand, walk, use hands for finger movements, and reach with hands and arms. Occasionally, the employee will need to lift equipment, stoop, bend, kneel, and stand. This role may involve lifting up to 50 pounds. Specific vision abilities are required by this job, including close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. Additionally, some driving tasks are required, with mileage reimbursement provided. 

Preferred Education, Experience, and Qualifications

• High School diploma or equivalent required.

• Prior experience in customer service and property management required, prior leasing experience preferred.

• Knowledge of Fair Housing laws and landlord-tenant regulations.

• Valid driver's license and proof of vehicle insurance

• CSM, CPM, or RPA credentials.
